Siding Caulking and Sealing

Fresh, flexible sealant at the joints that matter, so rain and drafts stay out and your finish lasts longer.

Caulk is inexpensive, and it is one of the most important things on the outside of your house. Around windows, doors, trim, corner boards, vents, hose bibs, light fixtures and utility penetrations, a bead of flexible sealant keeps rain, wind and insects from entering the wall. Over a few years, sun and temperature swings crack and pull away old caulk, and gaps appear that you can see from the driveway.

We walk the house and look for failed joints, open nail holes, gaps at trim and penetrations that were never sealed. We remove old caulk, clean and prep the joint and apply the right sealant for each location, such as a paintable, flexible product for trim and a high-performance sealant at masonry and metal. We are careful not to seal places that need to drain, like weep holes and the bottom edges of certain siding. A day of detailed sealing can add years of life to a siding and paint job.

Find every failed joint

We look at trim, corners, windows, doors and penetrations on every wall, not only the ones that are easy to see.

Remove and prep

Old caulk is cut out and the joint is cleaned, so new sealant bonds properly and lasts.

Right sealant for the spot

Flexible, paintable and high-performance products are matched to the material and movement.

Leave drains open

We do not seal weep holes and drainage paths that the wall needs to dry out.

Questions

Siding Caulking and Sealing FAQ

How often should I recaulk?

Check every year and replace failing joints, which commonly happens every several years.

Can caulk fix a leak?

It can stop some, but a leak that keeps returning usually needs flashing or repair work.

Which caulk do you use?

We choose by material and location, favoring flexible, durable products.

Should I caulk the bottom of siding?

Generally no. Some joints need to drain, and sealing them can trap water.

Does caulking save energy?

Sealing gaps reduces drafts and air leakage, so it can help comfort.
